An NEC certifies that the property is free from any legal dues, mortgages, or court cases. It usually covers a search period of 12 years.

Why is Mutation important?

Mutation updates the government record of ownership. Without it, you cannot pay land tax in your name or sell the property later.

Is 'Power of Attorney' risky?

Yes, if not specific. We recommend giving only "Irrevocable Power of Attorney" for development purposes with strict clauses protecting the landowner.
